Saratoga Springs Apartments - 264 Units
Dallas, TX
Maverick purchased the 264 unit Class A apartment community located in North Dallas. Maverick negotiated the purchase of the note and the deed simultaneously at a substantial discount with two major life companies. At the time of purchase the property was vacant and had extensive environmental issues. The business strategy was to completely renovate and stabilize the asset, but the partnership received a very aggressive offer within 3 months of purchase and decided to exit the investment.
North Carolina Apartment Portolio - 2,600 Units
Charlotte, NC
Maverick, in partnership with a private owner/operator and a large hedge fund, purchased a 2,600 unit, 19 complex portfolio of Class A- and B apartments located in the greater Charlotte, NC market. The portfolio was sourced off market and was underperforming. The business strategy involved renovating the portfolio and participating in the current upward trend in the Charlotte multifamily market. The properties are still owned.
The Carlyle Apartments - 171 Units
Arlington, TX
Maverick purchased a 171 unit apartment complex in Arlington, Texas formerly known as Hill Top Homes. The property was underperforming, renovated and stabilized. Long term low rate debt was placed on the asset, which is currently held for long term cash flow.
Shreveport Apartment Portolio - 770 Units
Shreveport, LA
Maverick, in partnership with a private owner/operator, purchased the 770 unit apartment portfolio in Shreveport, LA. The projects were underperforming, renovated and stabilized. Long term low rate debt was placed on the assets, which are currently held for long term cash flow.
Northwest Terrace Apartments - 472 Units
Dallas, TX
Maverick, in partnership with a private owner/operator, purchased a vacant, 472-unit apartment complex in East Dallas, Texas, formerly known as Northwest Terrace Apartments. The property is located in a high-growth infill area of Dallas. The entire property was demolished, remediated and redeveloped with a portion of the property sold to two separate senior living developers. The balance of the property is being held for future development.
Retail
The Village at Quail Springs
Oklahoma City, OK
Maverick, in partnership with Blanton Property Company, purchased the 100,000 square foot vacant building formerly occupied by the Target Corporation. The building was subsequently leased to Best Buy and Gordmans and was sold to a national REIT.
Memorial Square
Oklahoma City, OK
Maverick, in partnership with Blanton Property Company, developed a 125,000 sq. ft. Super Target anchored retail center in Oklahoma City, OK. The property was leased up to various national tenants including P.F. Changs, Circuit City, Golf Galaxy, Bravo Italian and David's Bridal. Upon stabilization the property was sold to a national REIT.
Land
Houston Green Land
Houston, TX
Maverick, in partnership with Landmark Interests and a large institutional fund, purchased 8,600 contiguous acres of land, north of the Kingwood master planned community in northeast Harris, Montgomery and Liberty counties. The ongoing business strategy is to create value through entitlements, creation of a municipal utility district (MUD), assist in future thoroughfare planningbenefiting the property, timber management and mining opportunities. The property is currently held in portfolio.
Beltline and Monfort Land
Dallas, TX
Maverick purchased the 3 acre high profile corner in North Dallas. At the time, the site was encumbered by a long term ground lease with Houston's restaurant. Maverick allowed Houston's to buy out their lease and the site was subsequently sold to a developer for the improvement of a Walgreens and Steak & Shake.
